1. Overview of the Appraisal Process

The appraisal process helps resolve disputes about the value of the loss (not coverage or liability).

  • Both parties (you and your insurance carrier) each select an independent appraiser.

  • A neutral umpire is selected in advance but only becomes involved if the two appraisers cannot agree on the value.

  • Once two of the three parties (either both appraisers or one appraiser and the umpire) agree on the value, the final amount is set, and the insurer must pay according to the policy terms.

2. What We Need From You

To ensure we can work efficiently, please provide the following documents at your earliest convenience:

  • Insurance carrier’s estimate

  • Any contractor bids or repair estimates

  • Photos of damages (if available)

  • Any additional supporting documentation

4. Inspection & Site Access (If Applicable)

If an inspection is required, please ensure safe access to the site. If special access arrangements are needed, someone should be present during the inspection.

Please note: The consultant is not responsible for any pre-existing hazards or unsafe conditions. While we take precautions during inspections, any property risks (e.g., unstable structures) remain the property owner’s responsibility.

5. Next Steps & Timeline

Once we receive the necessary documents, we’ll review them and schedule any required inspections or meetings.

  • If the appraisers agree on a value, the process will conclude there.

  • If they cannot agree, the umpire will step in to review both assessments and make the final decision.
